Hourly Rate: £30 to £32 per hour (Umbrella PAYE)
About Us:
Harrow Council is seeking an experienced Contract Surveyor to join our Housing Asset Management Team. As a Contract Surveyor, you will play a crucial role in contributing to the achievement of our service aims and objectives outlined in the Smarter Housing Plan and Repairs Policies. Your work will directly impact our commitment to providing quality housing services to our residents.
Role Overview:
As a Contract Surveyor, you will act as a lead professional in all aspects of repairs and maintenance inspections, managing repairs, and providing technical advice for both tenanted and void properties. You will be responsible for ensuring that repairs are carried out efficiently, within budget, and in compliance with statutory regulations and health and safety policies. Additionally, you will play a key role in managing customer complaints, insurance, compensation, and legal claims.
Key Responsibilities:
Manage and repair properties suffering from minor structural defects and refer major structural defects to the Planned Investment Team.
Carry out quality checks and manage contractor performance in line with the void lettable standard.
Contract management of term contractors to ensure compliance with contract terms and conditions.
Maximizing first-time-fix repairs and efficient use of NHF Schedule of Rates.
Monitoring contractor performance, conducting regular performance reviews, and implementing corrective actions.
Provide leadership and networking within and outside the organisation.
Handling customer complaints and inquiries promptly and effectively.
Accurate assessment and specification of repairs and maintenance work.
Managing expenditure on repairs to ensure value for money.
Ensuring compliance with green agenda initiatives.
Managing emergency situations that pose risks to residents or properties.
Managing insurance and compensation claims.
Providing monthly performance reports to the Manager.
Requirements:
Experience in voids management and SOR codes.
Knowledge of building regulations, statutory legislation, and health and safety policies.
Strong communication and customer service skills.
Ability to work collaboratively in a team.
Proactive problem-solving and decision-making skills.
Full driving license.
