We are looking for a dynamic individual to join our team and take charge of our neighbourhood services. In this role, you'll play a crucial part in delivering high-quality housing advice, fostering community involvement, and enhancing the overall satisfaction and quality of life for our residents.
KEY RESPONSIBILITIES
1. Strategic Planning: Contribute to the development and implementation of the neighbourhood services business plan and budget.
2. Team Leadership: Inspire and engage team members by demonstrating how their contributions align with corporate targets. Encourage engagement through personal example, recognition, and effective communication.
3. Community Collaboration: Work closely with stakeholders and local communities to provide integrated services within a neighbourhood management framework aimed at improving residents' quality of life.
4. Tenancy Management: Ensure team members enforce tenancy terms and conditions, minimizing nuisances, and enhancing resident satisfaction. Oversee a tenancy check program to eliminate breaches, reduce illegal occupancy, and optimize housing stock usage.
5. Estate Maintenance: Plan and oversee quarterly estate inspections, working collaboratively with repair and estate services representatives. Partner with tenant and resident associations to maintain excellent standards and identify opportunities for improvements that create cleaner, greener, and safer environments.
6. Anti-Social Behaviour: Implement an effective approach to anti-social behaviour and case management, making timely and decisive use of available tools to enhance the quality of life and opportunities for residents.
7. Domestic Violence: Promote a victim-centred approach towards reports of domestic violence, responding quickly and sensitively, and taking appropriate action when feasible.
8. Voids and Rehousing: Manage the voids and rehousing process, maximizing income by coordinating with the repairs team to minimize turnaround times and quickly sign-up new tenants.
9. Budget Management: Plan and control budgets, seeking ways to improve value for money by reducing costs, enhancing legal services utilization, and increasing efficiency.
10. Representation: Represent housing management services at county court hearings and participate in external and internal forums, including safeguarding adults and children at risk case conferences.
11. Equality and Diversity: Champion a service that promotes equality and diversity, ensuring equal and fair access and addressing perceived or real inequalities.
12. Stakeholder Partnerships: Build effective partnerships with stakeholders, both internal and external, to provide joined-up services and enhance the quality of life.
13. Communication: Develop effective communication strategies with tenants, promoting their involvement, awareness of rights and responsibilities, and delivering high-quality housing advice.
14. Complaint Resolution: Manage the resolution of complaints from residents, members, and MPs in line with policy, using feedback to drive continuous improvement.
15. Performance Analysis: Analyse and report on key performance indicators within the team to ensure targets are met and opportunities for improved value for money are identified.
16. Team Building: Build a high-performing team through leadership and personal example, fostering full engagement and dedication.
