Job Purpose:
As a Housing Officer, your main role is to provide exceptional tenancy and leasehold management services to our residents, fostering sustainable tenancies and vibrant neighborhoods. You'll work to ensure that residents comply with their agreements, offer support to vulnerable individuals, and enhance the quality of life in our communities. Additionally, you'll play a key role in updating our business intelligence through tenancy visits.
Description of Duties
Your day-to-day responsibilities will include:
- Managing a designated patch of tenancies, leases, and licenses, ensuring compliance and taking action to address breaches.
- Staying up-to-date with housing and leasehold legislation and applying relevant policies and procedures.
- Identifying and reporting fire safety issues and working with the Estates & Fire Safety team.
- Conducting tenancy audits to build our understanding of the properties and residents we manage.
- Collaborating with the Voids Manager to minimise rent loss during void periods.
- Conducting sign-up interviews and providing tenants with essential information.
- Assisting residents in finding the right home through various housing policies and products.
- Offering quality housing advice and referring residents to partner agencies.
- Investigating illegal occupancy, subletting, and squatting cases to minimise income loss.
- Managing tenancy change applications and review processes.
- Taking a lead on addressing anti-social behavior and domestic violence cases.
- Serving legal notices and representing the department in court.
- Convening professional meetings and case conferences as necessary.
- Identifying safeguarding issues and making appropriate referrals.
- Building strong relationships with tenant & resident association representatives.
- Developing and maintaining relationships with relevant stakeholders.
- Responding to emergency situations on our estates.
- Handling and resolving inquiries and complaints in a timely manner.
- Deputising for the Housing Manager and supervising housing support officers.
Requirements:
- Relevant experience in housing, tenancy, or leasehold management.
- Knowledge of housing and leasehold legislation and case law.
- Strong interpersonal and communication skills.
- Ability to work outside normal working hours when required.
